Amenities scale with people, not floor area
A washroom serving eight office staff and one serving eighty warehouse workers occupy similar floor area and require entirely different attention. Consumables run out faster, fixtures need more frequent attention, and the room reaches an unacceptable state within hours rather than days. A quote built from a floor plan cannot see any of that, which is why the assumption needs to be stated rather than inferred.
The consequence is predictable and it is the most common source of dissatisfaction on industrial sites. The floors look fine, the offices look fine, and the crib room and washrooms are a persistent complaint. That pattern almost always traces back to an allowance made at quote stage on the basis of area, and it is difficult to correct later without repricing the arrangement and after the pattern has already been established for months.
