For a straightforward premises with predictable hours and no unusual compliance requirements, this arrangement can be the most efficient thing available and the least complicated arrangement to manage from your side.

The limits are structural rather than personal. One person cannot cover their own absence, so illness or holidays create a gap unless they have arranged something. Equipment is limited to what fits in a vehicle, which matters if your floor needs machinery. And there is nobody supervising the work except you, which is fine while things go well and awkward when they do not, and the absence of independent oversight becomes obvious at exactly that point.

A company can roster a replacement, supervise independently, carry a wider range of equipment and usually holds broader insurance and workers compensation cover. For a site with compliance requirements, several areas or awkward hours, that infrastructure earns its place. It also means the arrangement survives an individual leaving, which matters more the longer you intend the relationship to last, since a change of individual should not end the cleaning arrangement altogether.

The cost is overhead and, sometimes, distance. You may deal with a coordinator rather than the cleaner, changes may take a little longer to filter through, and a small unit can end up as a minor line in a large schedule. Ask directly how a site of your size is managed, because the honest answer varies considerably between companies and is worth knowing before you commit.

Whichever structure you are considering, the same evidence matters. Ask for current public liability cover and check the insured entity. Ask what happens when the usual attendee is unavailable, and accept a plain answer over an unconvincing guarantee. Ask who you contact when something is missed and how quickly you should expect a response, then hold both types of provider to the same standard on it.

Ask about the work itself too. What would they do on each visit, what falls due periodically, and what would they exclude. A capable sole operator and a capable company will both answer these clearly. The structure tells you how the service is delivered; the answers tell you whether the provider has understood your unit, and that remains the more important of the two, whichever structure sits behind the proposal you are reading.
